A third category only applies if it applies: an open Chapter 13 adds a trustee permission letter, and Guard, Reserve, or active-duty pay adds a current Leave and Earnings Statement. Confirm Who You Are, and Where You Live

This category doesn’t change based on income type, credit history, or which situation below applies to you — every file at Dean McCrary Kia starts here, no exceptions.

A Government-Issued ID

A valid driver’s license or state-issued ID with a photo that still looks like you and a name that matches the rest of the application — this one gets checked in person, not from a photo on a screen.

Proof of Current Address

If the address on that ID isn’t where you live now, something newer needs to stand in for it — a piece of addressed mail, a signed lease, or a utility statement all qualify. Title and registration both follow this address, so it’s worth getting right the first time.

Your Social Security Number

A lender needs this to pull the credit file that belongs to you specifically, not a household or a name that happens to match. It’s the one item here that has nothing to do with income or residency.

What Proves the Paycheck Behind the Payment

A lender isn’t just confirming a job exists — it’s confirming the income is real, recent, and likely to keep showing up. What that proof looks like depends on how the paycheck arrives.

Recent Pay Stubs

Your two most recent stubs, showing gross pay and year-to-date totals — enough for an underwriter to see a pattern rather than a single number.

Your Latest W-2

One full year of reported wages from your current employer, or the most recent one on file if you’ve changed jobs within the last year.

Employer Contact Information

A name, phone number, and address for your employer — a finance manager may place a quick verification call before the file moves forward.

Down Payment Source, If Applicable

None of that fits a file with no employer to call. Self-employed and 1099 applicants swap the four items above for a different set entirely.

  • A current-year profit-and-loss statement from a CPA or bookkeeper, if the business is outperforming the last filed return

If You’re Mid-Bankruptcy

One Extra Document for an Open Chapter 13

This applies only if your Chapter 13 plan is still active. A discharged Chapter 7, or a Chapter 13 already paid down to zero, skips this entirely — nothing here is required once a case is closed.

What It Confirms

It isn’t loan approval, and it isn’t a co-signature — it’s the trustee putting on record that taking on this specific new debt won’t interfere with a plan the court has already confirmed.

Who Issues It

The trustee administering your case, not a judge and not Dean McCrary Kia’s finance office. Your bankruptcy attorney is the one who actually requests it on your behalf, since they know which route your particular trustee’s office prefers.

What Format It Takes

Practice varies by district: some trustees respond with a plain letter on their own letterhead, while others require the attorney to file a motion and wait on a signed court order instead. Do I need to have every document in hand before I start the application?⌄

No — start with whatever’s ready. Pre-qualification itself only needs a soft-pull application with your basics on file, not the complete stack below; a finance manager flags what’s still missing once that’s open, and the rest closes the gap before signing.

If I’m self-employed, does the alternate document list replace everything else, or just the income pieces?⌄

Only the income side. A self-employed file swaps recent pay stubs and a W-2 for two years of returns, 1099-NEC forms, and bank statements — but a driver’s license, Social Security number, and proof of address get asked for exactly the way they would from anyone else.

Do these documents need to be paper originals, or does a photo on my phone count?⌄

Most of this list moves along fine as a phone snapshot or an emailed PDF, and plenty of applicants start the process that way right from the application form. A driver’s license is the one item verified against the physical card itself, and anything issued by a court or a trustee’s office — such as a Chapter 13 permission letter — arrives in whatever format that office actually uses.

What happens if I show up without one of these documents?⌄

It doesn’t stop the file — a finance manager flags exactly what’s outstanding and keeps working the rest of the application. Most items can follow within a day or two of that first conversation.
